Introduction to Electrical Safety
Hi tenants, It's Sam back for the third-part of our ten-part series on the Renting Homes (Wales) Act 2016. The new regulations coming in means that your landlord might be required to make some changes to your electrical installation to make it even safer.
What may change?
You're probably already familiar with inspection of the property that help landlords and agents to understand the condition of the property and if there is any need for repairs. In the new regulations the landlord is required to carry out electrical condition reports (which are usually every 5 years) and follows a similar style to a routine inspection.
What should I expect to recieve?
If you're starting a new contract from 15th July 2022 then you should expect an Electrical Installation Condition Report (EICR) within 7 days of the occupation date.
If you're already in a contract that is expected to continue until after 15th July 2022 then your contract will be converted and therefore the landlord is only required to follow the new regulation after 12 months of the contract being converted.
Do I need to do anything?
No, when you are given access to the EICR you do not have to do anything with it. It's simply for your own knowledge.
