Sales & Lettings Angels has a team of 6 members of staff who are all dedicated to providing you not only with the most professional service in Cardiff but also ensuring that our famous 0% void period on managed properties is also maintained!

We look to maximise your return and will review the rental price each tenancy. We will also review the property throughout the tenancy and make recommendations to improve the rental price or desirability of the property.

We implement a strict referencing criteria for all tenants and are very proud of rarely having tenants fall into arrears whether we have provided a ‘Let Only’ or ‘Managed Service’.

We are based centrally in Cathays in the bustling area of Cathays, which gives easy access to all suburbs in Cardiff. 2016 saw an increase for in market share for Letting Angels in St Mellons, Cardiff City Centre and Canton and we are keen to build on this is 2017.

Landlord Fees

  • Tenant Find Fee – 50-75% of one months rent + VAT
  • Rent Collection & Management Service – 12% of monthly rent + VAT
  • Opening Inventory - £55 including VAT for one bedroom property plus £10 per additional bedroom
  • Closing Inventory - £55 including VAT (all size properties)
  • Quarterly Routine Inspection - £30 including VAT
  • Renewal Contract – 50% of one months rent + VAT 
  • Major Works Co-ordination – 12% of contractor invoice + VAT 


Additional optional costs:

  • Energy Performance Certificate (Valid for 10 years) £44.00 including VAT 
  • Gas Safety Certificate (Valid for 12 months) £58.50 including VAT 
  • Gas Safety Certificate & Boiler Service - £81.30 including VAT 
  • Electronic Condition Inspection Report (valid for 5 years) - £78.00-156.00 including VAT 
  • Pre tenancy clean – Please request quote 
  • Vacant Property Management – 10% of monthly rent + VAT
