RENT SMART WALES UPDATE
Attention to all landlords who have any properties in Wales split into House Share tenancies.
If you are a landlord with a rental property in Wales you MUST check that you have followed the correct procedure to ensure you are compliant with Rent Smart Wales and to avoid facing a fine or penalties.

(Please note YOUR AGENT CAN NOT DO THIS ON YOUR BEHALF (we wish we could!)) .
1) You as an individual (or company) must register yourself as a landlord if you rent out a property in Wales (even if you reside outside of Wales).
2) You must register each of your houses/flats
3) If you do not have a Rent Smart Wales Licence and opt to use an agent to manage your property - you MUST link the agent to the property which should also be linked to the owner. If you have changed agents - it is YOUR responsibility to update your Rent Smart Wales Account.

**UPDATE**
Whilst no official guidance has previously been offered by Rent Smart Wales - they have advised that if you have any properties with multiple tenancies - you must register EACH ROOM as a seperate property as it's own entity.
Example:
You have a three bedroom flat rented to three people who did not sign a joint and severally liable contract.
The address is: Flat 3, 24 High Street, Cardiff
You have registered your self on the Rent Smart Wales website as a landlord, you have registered the propery and named Lettings Angels Limited as the licence holder as we collect the rent and manage the property - which under previous guidelines was correct.
Under the new guide lines you must now register 3 additional properties on Rent Smart Wales website to include each seperate room;
EG;
Room 1, Flat 3, 24 High Street, Cardiff
Room 2, Flat 3, 24 High Street, Cardiff
Room 3, Flat 3, 24 High Street, Cardiff
If the property was rented to a group of three people under one contract - you are not required to register each room.
**Please note that if you have purchased a property - YOU will need to update Rent Smart Wales - your solicitor nor agent is able to add you, your property or assign themselves as your agent**
