COVID 19 Update - Special measures when moving out of your rental property
We write to give some advice regarding your move out of your managed rental property during these strange times.
This information is being provided to all tenants but please be aware that if you are self isolating these measures will not apply and please contact us if you have not already done so.
We will expect you if you are not isolating to vacate your property before the end of your tenancy. The current Government guidelines do allow for this for this to take place.
We have had several requests to extend tenancies for several days/weeks months and if a property is already rented then we can not I am afraid offer this.
Please see the below blog post which covers the many reasons we can not offer this if you are not self isolating in your rental property and there is a new tenancy due to start following your move out.
If you are unlikely to stay in your property between now and the end of your tenancy, we do recommend that you move your belongings out of the property as soon as you are able to do this. If you live with housemates, please ensure you communicate your plans to move out to ensure that social distancing can be maintained. We would recommend that only one person at a time moves out.
If you are abroad and would like us to pack up your belongings and drop them to a storage facility - please email Kelly@lettingsangels.co.uk before 1st June 2020. After this date unfortunately we will not be able to offer such a service due to the demands placed on the business in the month of June.
Once all tenants have vacated a property and all keys have been returned we will complete the check out inspection. Once this is carried out we can return the deposit to you subject to all rents being up to date. This does mean that if for example you have vacated your property we can arrange the return of your deposit in advance of the end of your tenancy.
Please note that if you would like us to carry out the check out inspection in advance of the end of your tenancy, the tenancy end date will not be brought forward and you will remain liable for utilities such as water, gas, electric, council tax and media services.
If you have already moved out and are not planning on returning to your rental property please post your key to the office via recorded delivery. We will not accept responsibility for keys lost in the post. Please note that if keys are not available at the point of check out, key / lock replacements will be carried out the same day and the cost of this claim from the deposit.
Currently we are experiencing delays of up to two weeks for post to arrive so please bear this in mind when posting keys.
The office is currently manned by one person 9am - 5pm Monday - Friday for the purpose of keys being dropped off and collected.
Please note that in accordance with Welsh Social Distancing measures currently, we will not be accepting in office appointments so if you do wish to discuss anything please call or email us.
If you have not yet booked accommodation, we are still able to book properties but are not able to conduct viewings. We do have video tours available for 1/2 of our available properties.
If you require accommodation for June/ July / August we are able to offer 1 / 2 / 3 month tenancies with all bills included in several student and professional houses.
We do not have a storage facility for those who need to store belongings but we can arrange to move items from your bedroom for you if you have arranged a storage facility if you are able to post us your keys and have arranged storage for us to drop your items to. We will not be able to remove items from communal areas.
The cost to pack up a bedroom and drop your items to storage will be in the region of £40 - £80 to allow for the cost of packing materials and the time our cleaners will take to remove your items and transport them. Cleaning for an average bedroom is £20-30.
There are several companies offering flexible storage in Cardiff - we are happy to drop your items here subject to you adding us as a guest and supplying the codes for access in advance of 15th June. Please note we will not be able to arrange the packing up or removing items after 15th June 2020.
You can not store any belongings in a property past the end date of your contract.
